Waller Park Place Development set to be the next New Condo Building on the Block

Fingers crossed - Austin is about to be blessed with an addition to our new Austin condo inventory - Waller Park Place is a proposed multi-use development consisting of three high rise towers that will house a new hotel, condos, apartments and business office space. Waller Park Place will be located on Cesar Chavez St. along Waller Creek, west of Red River St. and just one block from the Rainey St. District. The community will be situated right next to the lake, near the mouth of Waller Creek.
The project is part of the Waller Creek TIF District - a massive preservation effort and engineering campaign to restore the creek and add up to 11 acres of urban green space to the city. Site Plan approvals for the Waller Park Place project were submitted in the fall of 2013 and are actively in progress. It looks to be one of Austin’s largest new city projects and possibly the last opportunity to build with protected views of the lake.
In addition to living and office space, the three-acre parcel will be home to numerous new shops, cafes, dining terraces, bars and entertainment all conveniently close to the I-35 freeway, the lake, and downtown. Tower A, a 25-story structure, will be located at the corner of Cesar Chavez and Red River and will house a grocery on the ground floor with office space above. The proposed Fairmont Austin (coming in 2016) will be directly across the street.
Tower B will be a 46-story apartment building fronting Waller Creek; the third tower (Tower C) will be a 40+-story hotel and condo high rise at the corner of Red River and Davis. All three towers will share the same base and clock in at about 1.4 million square feet of living, business, and community space. The towers are expected to be built simultaneously by the IBI Group, a global engineering, technology and architectural firm.
These modern structures will be made of two tones of silicon and aluminum with Texas limestone at the base. The prep work for this project is already underway, but it looks like completion of construction is at least a year off so if you’re looking for a new downtown Austin condo sooner than late 2015, you many want to consider the Seaholm Residences or the posh, nearly new condos at the Austonian.
The Austonian is right on Congress Avenue, one block from Ladybird Lake. It has the distinction of being the largest residential tower in Texas – at least until the even taller Fairmont Austin goes up. At 56-stories, the Austonian overtakes the icy blue Frost Bank building in size. It’s an ultra-modern structure with floor-to-ceiling exterior windows, commanding views, and resort-style amenities including a private owners' lounge on the top floor and a world-class spa.
The Seaholm Residences are another exciting new downtown Austin high-rise project. These residences will be located on the grounds of the old Seaholm Power Plant with protected lake views and close proximity to Zilker Park and downtown. They are part of a multi-use development project that will also have open space, restaurants, shops and entertainment. The Seaholm project has been ten years in the making and is renovating the iconic, 1950s Art Deco-style power plant building for new use.
